About Justin

From the factory floor to the family blueprint.

I started as a mechanic on a production floor and climbed my way out of debt. Today Singaporean families trust me to help them move up without overstretching.

Most agents say they understand your worries about money. I have lived them.

Before real estate I spent close to six years as a mechanic on Hewlett-Packard's production floor here in Singapore. Then a few decisions made without a plan left me in serious debt. I joined property in 2003 to rebuild.

I got into a financial mess because I never had a plan. I made sure my clients never have to.

The engineer who reads the numbers

I trained in mechanical engineering, which taught me that numbers rarely lie. Clarity is what separates a confident upgrader from an anxious one.

I have worked through every market cycle since 2003. SARS, the global financial crisis, round after round of cooling measures, and COVID. One lesson has held through all of them. Emotion loses money, and strategy builds wealth.

That belief became my framework, Minimise Risk, Maximise Profit. It maps your numbers, your timing and your exit before you ever view a single unit.

Built for the upgrade, not just the sale

Upgrading in Singapore is really two decisions at once. You are selling one home and buying the next, and the order and timing decide whether you overstretch or move up in comfort.

So I work through the parts that keep upgraders up at night. Sell first or buy first. ABSD and decoupling. TDSR and CPF. Your MOP and your timeline. Whether you can keep your flat and own two properties instead of selling.

You see exactly where your money goes and how much stays untouched as a safety net. Then you choose around what your family really needs, instead of what you fear.

A team behind every move

When you work with me you are not relying on one person. I lead a team of more than 20 agents who work the same way, so your sale, your purchase and your timing stay coordinated even when things move fast.

After more than two decades, what still drives me is simple. I want families to decide with confidence instead of fear. Property should give your family more options later in life, not fewer.

What the awards actually mean

Industry awards are written for the industry. Here is what each one tells you as a buyer or seller.

Multi Platinum Award Winner

PropNex awards Platinum for more than S$100,000 in gross commission transacted within a single month. I have earned it more than once, which means families keep trusting me with decisions of real size.

Top 5% of PropNex agents, 2025

PropNex has thousands of salespeople. Ranking in the top 5% measures how many clients completed a move with me, not how much I advertise.

Cullinan Award recipient

PropNex's Cullinan Award recognises [CONFIRM THE THRESHOLD IN ONE PLAIN SENTENCE]. Alongside more than 700 properties transacted since 2003, it says the same thing in a different way: this is a long record, not one good year.

Clarity is everything. When you can see the numbers clearly, fear stops making your decisions for you.
